Stockland launches Bay Hill in Redland Bay

Stockland has announced Bay Hill, the first bayside precinct within its Shoreline community in Redland Bay.

The first Bay Hill release will launch on Saturday, 11 April.

The precinct sits along Shoreline’s eastern ridgeline.

Select homesites will offer partial and full views across Moreton Bay to North Stradbroke Island.

Why it matters?

The launch reflects strong demand for coastal living in South East Queensland.

Stockland Senior Development Manager Phil Mann said Bay Hill gives buyers access to a rare type of offering.

“This is Shoreline’s first true bayside land offering, giving people the opportunity to secure elevated homesites with sweeping views across the bay and islands,” Mr Mann said.

He said early buyer interest is already building.

“Opportunities like this are rare, and we’re already seeing strong early interest from buyers drawn to the location, lifestyle and long-term vision for the community,” Mr Mann said.

Mr Mann said interest in Shoreline has strengthened over the past year.

He said enquiries have more than doubled, while Redland Bay house values have risen by around 20 per cent.

He said buyers are seeking a coastal lifestyle close to Brisbane and the Gold Coast, especially those looking to upgrade or right-size.

Local Impact

The release comes as the Redlands region is forecast to grow by around 22,000 people by 2046.

That growth is expected to support demand for planned communities with open space, lifestyle amenity and transport links.

Future plans for Shoreline include a town centre with retail, supermarket, medical and dining offerings.

The community is also set to include a new foreshore park and a district-level sports facility.

Those additions are planned to support homeowners and the wider Redland Bay community.

By the numbers

  • The first Bay Hill release includes 11 homesites, ranging from 375sqm to 735sqm, with prices starting at $716,000.
  • Bay Hill is planned across 294 lots, which will be delivered in stages within the Shoreline community.
  • Shoreline has already delivered more than 700 homes, while almost a quarter of its planned 3,000 homes are completed or under construction.

Mr Mann said Shoreline is already showing strong buyer confidence as the community grows.

“We’ve already delivered more than 700 homes at Shoreline, reflecting strong confidence in the community as it continues to grow,” he said.

He said the community offers direct lifestyle appeal beside Moreton Bay.

“Shoreline is a gateway to Moreton Bay, with access to 2.8 kilometres of foreshore parkland and more than 25 per cent green space, along with walking and cycling networks,” Mr Mann said.

Shoreline is located 44 kilometres southeast of Brisbane’s CBD and 59 kilometres north of the Gold Coast.

At completion, the masterplanned community is expected to include around 3,000 homes and 10,000 residents.

In 2025, Shoreline received the UDIA Queensland Sustainability Award for its Mangrove Wetlands project.

The site continues to grow with new infrastructure, including a wastewater treatment plant, the neighbouring Halcyon Bayside over-50’s community and plans for a future town centre.

What To Look For Next?

The first Bay Hill release on Saturday, 11 April, should give the clearest early sign of buyer demand.

Over time, Shoreline’s planned town centre, foreshore park and sports facilities are likely to shape its next stage of growth.
