If you purchased your home in 2018 or earlier, have you checked how much its value may have changed? According to Cotality’s June 2026 Pain & Gain report, profitable Brisbane property resales had a median ownership period of 8.2 years. For long-term Redlands homeowners, it’s an interesting reminder of how much can change over time.
Local property growth has been substantial. The Real Estate Institute of Queensland reported Redland City’s median house price reached $1.12 million in the December 2025 quarter, with the annual median increasing 16% to $1.045 million. Queensland Government valuations released in March 2026 showed median residential land values rising 20% since 2024 to $610,000. Thornlands recorded growth of 29%, followed by Cleveland at 25.4%. These figures represent land valuations, not property sale prices.
Cotality also found that 99.8% of Brisbane resales achieved a nominal profit, with a median gain of $525,000 before selling costs and tax. While these figures reflect the broader market rather than individual suburbs, they demonstrate the potential financial benefits of long-term property ownership.
However, markets change. Interest rates, affordability and buyer confidence all influence property prices, and individual suburbs don’t always follow broader trends. For homeowners selling and buying in the same market, softer conditions can work both ways. A lower selling price may be balanced by a more affordable next purchase, particularly for those downsizing or changing their lifestyle.
There is also an important legal requirement homeowners should understand before selling. Since 1 August 2025, Queensland sellers have generally been required to provide buyers with a completed Form 2 Seller Disclosure Statement and prescribed certificates before the buyer signs a contract. These documents disclose important property information, including title details and certain encumbrances. Errors or omissions can have legal consequences, so preparing the documents early and seeking appropriate advice can help avoid complications.
Ultimately, property decisions are rarely based on market conditions alone. Families grow, circumstances change, and retirement or lifestyle priorities evolve. While it’s easy to be influenced by media headlines or what a neighbour’s property sold for, every home and every homeowner’s circumstances are different. The most valuable advice is advice that considers your property, your goals and your personal situation.
Whether you’re considering selling, downsizing or simply reviewing your options, seek reliable local advice specific to your circumstances rather than relying on general market commentary.
After eight years or more, your home’s value might surprise you.
